More Mixed-Use Madness in Downtown

924 Olive Street

It's the same old song and dance in South Park, as yet another surface parking may bite the dust to make way for apartments.  Plans were submitted earlier this month for a seven-story mixed-use development at the northeastern corner of Olympic Boulevard and Olive Street.  The new project, located at 924 Olive Street, would contain 263 residential units above 14,500 square feet of ground level retail space.  The owner of the land appears to be Steve Needleman of Anjac Fashion, a major landlord in Downtown.

924 Olive adds even more momentum to the development tsunami that has hit this stretch of South Park over the past year.  Check out a few of the projects currently in the works (most would be located within the area depicted in the above image):

• Next-door to 924 Olive, the Hanover Company's 281-unit Olympic and Hill apartments broke ground earlier this year.
• Construction of the Onni Group's 33-story 888 Olive tower is now several floors above ground.  The project will create 283 residential units.
• Brigham Yen reports that a 100-unit apartment building will replace the parking lot at 1027 Olive Street.
• Kitty-corner from 924 Olive, a 201-unit mixed-use project is proposed for 1001 Olive Street.
• A 7-story, 263-unit building is set to rise at the corner of Olympic Boulevard and Grand Avenue.
• Developer Barry Shy has proposed a 20 to 21-story tower at 916 Hill Street and a 20-story tower at the northwest corner of Broadway and Olympic, each containing 250 residential units.  He would also convert the building at 939 Broadway into 150 units.
• Infamous freeway adjacent developer Geoff Palmer plans to break ground next year on a two-building project at Broadway and Olympic.

However, some of these projects may be stuck in limbo if and when Councilman Jose Huizar's proposed interim control ordinance prohibiting wood-frame construction goes into effect.
