More Housing Coming to Howard Hughes Center

Construction underway on Altitude at Howard Hughes Center

Nearly three decades after work first began on Westchester's Howard Hughes Center, construction is slated to begin soon on a low-rise residential development which would complete the build-out of the mixed-use campus.

Earlier this month, Dallas-based Mill Creek Residential Trust announced plans to build the Village at Howard Hughes Center, a 375-unit apartment complex.  The project will rise from an approximately three-acres of land at 5901 and 6055 Center Drive, creating three six-story buildings with ground-level parking garages.  When completed in 2018, the low-rise development will feature spacious outdoor courtyards and multiple rooftop entertainment decks.

Construction of the Village is scheduled to overlap with a similar project from Equity Residential known as Altitude at Howard Hughes Center.  Altitude, which broke ground nearly one year ago, will consist of two six-story buildings with a cumulative 545 residential units.  The project is scheduled for delivery in the third quarter of 2016.

The Village and Altitude are both motivated in part by the increased need for additional housing in close proximity to the tech jobs of the Westside.  In recent months, name-brand companies such as Google and Yahoo have announced plans to relocate their Southern California operations to the Playa Vista community, which is located less than a mile from the Howard Hughes Center.

  1. great! it would be nice if this was a mixed use development with space for grocery store. That would be very convenient for them.

    1. I agree! Unfortunately, neither project calls for ground-floor retail space.

  2. hmmm i c i c. I am very familiar with that area. The only thing that could be done is to have a market in the howard hughes promenade. that might work!

    1. The Promenade was hemorrhaging tenants for years. They lost one anchor to bankruptcy (Borders) and the other to Fox Hills Mall (Nordstrom Rack). They're tried to reposition themselves as entertainment/restaurants instead of retail, but I'm not sure that it's working.

      A few urban design flaws also hold the mall back, some of which aren't HHC's fault. The freeway and hilly topography obviously make access difficult for anyone on foot, plus the insular single-family neighborhoods in Westchester don't facilitate walking.

    2. yes. the one good thing about it is that it is off the freeway and so many people see it.

      Me and my family are over there a lot for the movies. And now with the buffaflo wild wings and Dave and Busters, it has been better. Also, the souplantation is nice too. But yes, that area suffered a lot from vacancy.

      but there is some space left on the top floor, and a small-market could go there for the apartments.

    3. The freeway is nice for visibility, but it also means that the only way people can get in is from the west.

      I think the layout of the parking garages are too much of a drawback for a grocery store to work in the mall. Maybe a small convenience store, but that doesn't really fit in with the current vision for the property.
